Background
The Alexandria VA Health Care System is undertaking Project #502-17-102 to replace the roof and HVAC system in Building 9, which houses the Mental Health facility. The building, constructed in 1928, requires significant renovations to improve its infrastructure while allowing operations to continue during construction.

The goal of this contract is to ensure compliance with local, state, and federal regulations while enhancing the facility's operational efficiency and safety.

Work Details
The scope of work includes:

- Replacing the HVAC system with new air handling units (AHUs) and variable volume air terminals, necessitating ceiling replacements;
- Conducting mold remediation in identified areas totaling 1500 sq. ft.;
- Addressing water infiltration by replacing gutters and metal flashing, along with the clay tile roof;
- Performing asbestos and lead testing with abatement as required;
- Modifying architectural and structural elements to accommodate new systems;
- Electrical upgrades including normal distribution, lighting systems, fire alarm systems, nurse call systems, and a temporary generator setup;
- Mechanical work involving air handling equipment, steam piping, chilled water systems, hot water systems;
- Plumbing modifications for mechanical upgrades;
- Ensuring all work meets contract specifications and safety regulations.

Period of Performance
The project consists of a pre-construction period of 90 days followed by a construction period that must be completed within 690 calendar days after issuance of the Notice to Proceed.

Place of Performance
The work will be performed at the Alexandria VA Health Care System located in Pineville, LA.
