Background
The contract is issued by the Department of Veterans Affairs (VA) for the remodeling of Building 1 at the Marion VA Medical Center, located in Marion, Indiana.

The mission of the VA is to provide comprehensive care to veterans, and this project aims to consolidate various existing services into a single remodeled space within Building 1. The goal is to enhance service delivery for Social Work, Mental Health Intensive Case Management, Home-Based Primary Care, Intimate Partner Violence support, Caregiver Support, and the Homeless Team.

Work Details
The project involves remodeling approximately 20,000 square feet of space and includes the following tasks:
- Hazardous material abatement including attic floor insulation, ceiling systems (plaster, lath, paint, tile), tile and mastic, carpet adhesive, sealants, lead-based paint, and pipe insulation.
- Demolition of all interior components except for the attic floor structure and roof structure; complete new construction will be implemented.
- Construction of a new elevator for ADA access with stops at basement, first floor, and second floor levels.
- Installation of a new structural frame within the building envelope due to existing instability; includes concrete buttresses and engineered helical piers for stabilization.
- New fire alarm and fire suppression systems throughout the building.
- Installation of a geothermal heating and cooling system along with new electrical systems and IT/security infrastructure compliant with current VA requirements.
- Exterior modifications including removal and replacement of all exterior doors/windows, masonry repair (re-pointing and selective brick replacement), removal/replacement of exterior porches/entries, waterproofing of exterior foundations, construction of an ADA accessible concrete ramp, and landscaping adjustments.

Approximately 610 calendar days from receipt of Notice to Proceed.
