Background
The Edward Hines Jr. VA Hospital is issuing this contract to renovate Building 217, which serves as a Community Living Center (CLC). The mission of the Engineering Service is to oversee and manage the physical infrastructure and operations at the hospital, ensuring a conducive environment for patients, visitors, and staff. This project aims to enhance the healing environment through renovations funded by a donation from the Serwa family, addressing deficiencies in the facility's condition as reported in previous assessments.

Work Details
The scope of work includes comprehensive renovations within Building 217, specifically divided into four separate Contract Line-Item Numbers (CLINs):

1. **CLIN 1 - Easy Street Renovation**: Demolition of existing rehabilitation therapy room 1A43, including all walls, doors, lights, fixtures, flooring, and rooftop Air Handling Unit (AHU). Installation of new flooring, walls, fire protection systems, electrical/data drops, and a new rooftop AHU.

2. **CLIN 2 - Primary Care Clinic and Entrance Lobby Renovation**: Demolition of existing offices and rooms to create a new front lobby and patient clinic.

3. **CLIN 3 - 2nd Floor Patio Renovation**: Demolition of existing roof covering and concrete topping; installation of new planters and engineered decking.

4. **CLIN 4 - 1st Floor Dining Room Renovation**: Demolition of existing dining room structures followed by installation of new flooring, walls, fire protection systems, kitchen support areas with MEP connections.

All work must be phased to minimize disruption to ongoing operations within the CLC.

Period of Performance
The total period for completing all renovations is set at Three Hundred Thirty (330) calendar days from the Notice to Proceed (NTP), with individual CLINs having specific durations ranging from 30 to 90 calendar days depending on the requirement.

Place of Performance
The renovations will take place at Building 217 of the Edward Hines Jr. VA Hospital located in Hines, IL.
