Background
The National Park Service (NPS) at Point Reyes National Seashore, located within Marin County, California, has a requirement for the Dunn Main House Rehabilitation and Accessory Dwelling Units Construction. This project aims to convert an existing 3-bedroom, 3-bathroom farmhouse into an 11-bed, 5-unit housing compound for park employees. The work is situated on federally owned property at 20701 Shoreline Highway (Hwy 1), Marshall, CA 94940.

Work Details
The project includes comprehensive renovation of the existing Dunn Main House (3,645 square feet) to create a 6-bedroom, 3-bathroom Main House Unit and a 1-bedroom, 1-bathroom Garden Studio Unit. Additionally, an existing Art Studio (843 square feet) will be converted into a 2-bedroom, 1-bathroom Studio Unit. A two-car garage (920 square feet) will be transformed into two separate 1-bedroom, 1-bathroom Garage Studio Units.

Optional line item work includes the installation of decks; a rooftop solar power system with battery backup; replacement of skylights; and servicing the existing septic wastewater treatment system. The contractor is responsible for providing all supervision, labor, equipment, testing, and supplies necessary to complete the work in accordance with local, state, and federal laws.

Period of Performance
The contract performance period is from September 1, 2025 to August 31, 2026.
