519-371 Construct New CLC Phase III Minor Construction - Big Spring, TX VAMC   2

Background
The Big Spring CLC Phase III Minor Construction project is being issued by the Veterans Affairs (VA) for the construction of a new Community Living Center (CLC) Cottage at the Big Spring, Texas Veterans Affairs Medical Center (VAMC).

The goal of this contract is to provide general construction services that comply with VA standards for CLC facilities, enhancing the living conditions for veterans.

Work Details
The work includes general construction tasks such as labor, materials, equipment, supervision, and testing necessary for the new construction of a 10-bed CLC Cottage (Building #28) along with all associated site work.

Specific items include:
- Base Bid (Item I): General construction for the new CLC Cottage.
- Deductive Alternate 01 (Item II): Replace composite wood ceiling with gypsum board ceiling in specified locations.
- Deductive Alternate 02 (Item III): Eliminate purchase and installation of an electric fireplace unit while maintaining structural support for future installation.
- Deductive Alternate 03 (Item IV): Remove millwork and kitchen fixtures while providing utility connection stubouts for future installations.
- Deductive Alternate 05 (Item V): Remove millwork and electrical outlets in resident rooms while providing utility connection stubouts.
- Deductive Alternate 06 (Item VI): Eliminate exterior planters and replace with sidewalk.
