Background
The Department of Veterans Affairs (VA) is issuing this solicitation for the Elevator Modernization Project at the Audie L. Murphy Memorial (ALMM) VA Hospital. The goal of this contract is to repair, replace, upgrade, and modernize the elevator systems to ensure sustainability, operability, and fully functional performance.

The project focuses on enhancing the existing passenger and service elevators to meet current safety and operational standards.

Work Details
The contractor will perform the following tasks:
1. Repair, replace, upgrade, and modernize components of elevators P1, P2, P3, P4 (passenger) and S5, S6, S10 (service).
2. Replace proprietary and obsolete components including motors, controllers, printed circuit boards (PCBs), hydraulic and mechanical parts.
3. Integrate Fire Safety System components with existing systems such as Fireworks and/or EST-3X/4.
4. Ensure all replacements adhere to the Buy American Act using non-proprietary components.
5. Maintain operability of elevators during modernization by phasing work to ensure no more than two elevators are out of service at any time.
6. Provide maintenance services for two years post-completion of work on the last elevator in each grouping.
7. Comply with industry standards including ASME A17 series codes and VA specifications for elevator design and operation.

Period of Performance
The contract will be performed over a specified period that includes the duration of construction activities followed by a two-year maintenance period after completion.

The primary location for this project is the Audie L. Murphy Memorial VA Hospital located at 7400 Merton Minter Blvd., San Antonio, Texas 78229.
