Background
The Department of Veterans Affairs is issuing this contract for the renovation of training and administrative spaces at the Sam Rayburn VA Medical Center. The goal of this project is to remodel existing rooms to create temporary EHRM classrooms and an administration office, enhancing the facility's capability to support its mission of providing healthcare services to veterans.

Work Details
The project involves remodeling three existing rooms (321, 406, & 407) for temporary EHRM classrooms and one existing office administration room (414) located in Building 2. The scope includes demolition and remodeling tasks such as:

- Replacing the lay-in ceiling system
- Light fixtures
- Flooring
- Wall coverings
- IT & electrical outlets
- Installing indoor AC package units in rooms 321, 406, & 407
- Conducting a physical security assessment and upgrades
- Performing hazardous material abatement based on site ACM reports
- Executing minor mechanical work on the roof including new curbs and roof repair
- Installing wall-mounted louvers requiring exterior wall penetrations and repairs.

All materials must be new, free from defects, imperfections, and asbestos-free. The contractor is responsible for protecting government property during construction and restoring any disturbed grounds to their original condition.

Period of Performance
140 days upon receiving Notice to Proceed (NTP).
