Background
The VHA Mental Health Residential Rehabilitation Treatment Programs (MH RRTP) are being centrally located to other campus resources at the Hudson Valley Healthcare System, Montrose, NY campus. This project will entail the full-gut renovation of Building 13, Ward AB, which is the second level of a three-story building. The three-story brick structure was originally built in the 1940s. The intent is to modernize the existing 17,300-square foot floor to include 24 private bedroom/bathroom suites and associated clinical and support spaces to provide specialized care for veterans suffering from Post-Traumatic Stress Disorder (PTSD).

Work Details
The contractor shall furnish materials, equipment, personnel and supervision to accomplish the work as described in the contract drawings and specifications specified herein. The scope of work is for project number 620-18-203 “Building 13-AB Residential Programs” at the Montrose Campus of the Hudson Valley Healthcare System, New York. Work shall comply with VA Specifications and regulations, all applicable Federal, State, and Local codes including specific regulations related to working at the VA Medical Center at Montrose. The renovation includes complete demolition and removal of all debris rendered from taking down walls, removing electrical appurtenances including distribution panels and all associated wiring, removing defunct HVAC equipment from attic and pipe basement, asbestos and lead abatement, installation of various wall, floor and ceiling systems; brand new HVAC units to be cut into the attic interstitial space, including high pressure and low pressure ductwork, VAV boxes, steam-to-hot water heat exchangers, pumps and general exhaust and toilet exhaust systems; brand new electrical and telecommunication equipment and distribution; sprinkler and fire alarm systems; plumbing piping and fixtures. Contractor shall also be responsible for constructing the project to the design intent of the documents; there will be periodic field inspections by the design architects and engineers.

Period of Performance
The Contract Time Period of Performance for construction will be 548 calendar days (18 months) from the Notice to Proceed (NTP) which includes 30 days for contractor closeout.
