Background
The Department of Veterans Affairs (VA) is issuing this solicitation for the construction of an addition and renovation of the Community Living Center, Building 60. The goal of this contract is to enhance the facilities to better serve veterans, aligning with the VA's mission to provide high-quality care and support. This project is set aside for Service-Disabled Veteran-Owned Small Business concerns.

Work Details
The contractor shall furnish all labor, materials, and supervision to complete the Construct Addition and Renovate Building 60 project. Work includes: general construction, alterations, roads, walks, grading, drainage, mechanical work, electrical work, plumbing work, necessary removal of existing structures, and construction of certain other items as detailed in the attached specifications and drawings.

The project must be completed within 480 calendar days after receiving the Notice to Proceed. There are also deduct alternates that reduce scope and timeframes:
- Deduct Alternate No. 1: Removal of casework in specified resident rooms; reduces performance period by 10 days (470 days total).
- Deduct Alternate No. 2: Additional removals including millwork and finishes in various rooms; reduces performance period by another 10 days (460 days total).
- Deduct Alternate No. 3: Removal of security gates and related items; reduces performance period by an additional 20 days (440 days total).
- Deduct Alternate No. 4: Removal of medical gas and vacuum systems; reduces performance period by another 20 days (420 days total).

Period of Performance
The contract will be performed over a maximum period of 480 calendar days from the Notice to Proceed date, with options for reduced periods based on selected deduct alternates.

Place of Performance
The construction projects will be performed at the Community Living Center located at Building 60.
