GRSM 149368 - Rehabilitate Sugarlands Headquarters, GRSM 149285 - Rehab Sugarlands Water and Wastewater Systems
Background
The National Park Service (NPS), Department of Interior (DOI), Denver Service Center (DSC), is soliciting proposals on a full and open basis from all interested businesses having the capability to perform the work described. The project is located at Great Smoky Mountains National Park, TN. The construction magnitude is over $10,000,000. The project is for the rehabilitation of the Great Smoky Mountains National Park Headquarters Campus at the Sugarlands Visitor Center Area in Gatlinburg, TN. The project includes the restoration, rehabilitation, and upgrade of the existing Headquarters building in the Sugarlands Historic District and the construction of associated new utilities for water and wastewater to serve these buildings and the Campus.

Work Details
For the existing Headquarters building, a primary project requirement is to upgrade the building HVAC system, replace electric service panels and components, rehabilitate interior/exterior building finishes, stabilize the foundation, repoint stone masonry, repair roof leaks and damages to roofing material, repair exterior porches, mitigate asbestos, radon, lead paint, flammable surfaces and egress problems. Exterior finishes requiring rehabilitation include stone masonry, wood timbers, windows, and slate tile roofing. Interior finishes requiring rehabilitation include wood panels, tile, and marble elements.

Accessible access to all three floors will be accomplished via the addition of an elevator and the rehabilitation of restrooms. Other components of the scope of the project include the demolition of the existing Little River Ranger Station with the removal of hazardous roofing material.

The work to rehabilitate the water and wastewater systems includes replacing existing water mains with new HDPE pipe; installation of water service lines to park residences and administrative buildings; installation of new valves throughout the system; replacement of fire hydrants; replacement of equipment at RV dump station; abandonment of existing system in place; backfilling, re-grading, and seeding; expansion of existing pump house including relocation of electrical equipment; rehabilitation of existing 6” and 8” gravity sewer pipes and manholes (e.g. lining); select pipe replacement and reconnection; select manhole replacement; backfilling, re-grading, and seeding of disturbed areas.
