Background
The Department of Veterans Affairs (VA) is seeking to lease 23,062 Net Usable Square Feet (NUSF) of space for a Community Based Outpatient Clinic in Dubois, PA.

This solicitation represents a new lease requirement with no incumbent Lessor. The VA aims to provide accessible healthcare services to veterans and is open to existing spaces that can be renovated or new constructions that meet VA specifications.

Work Details
The contractor must provide a maximum of 23,062 NUSF / 27,647 ABOA square feet / 31,134 Rentable Square Feet of contiguous space.

The space must be located in a modern quality building with sound construction and acceptable facade materials. The contractor is required to provide 215 surface parking spaces, including 11 designated handicap spaces with 2 van-accessible spots.
