Background
The U.S. Department of Veterans Affairs (VA) is seeking to lease medical clinic space in Las Vegas, NV. The goal of this Request for Lease Proposals (RLP) is to secure a facility that meets specific requirements for the operation of a medical clinic, ensuring that it aligns with the agency's mission to provide quality healthcare services to veterans.

Work Details
The VA requires a minimum of 5,916 to a maximum of 6,212 ABOA square feet of contiguous medical space, not exceeding 6,922 RSF. The space must be in a modern quality building constructed with durable materials and must include at least 40 parking spaces.

The lease term is set for 10 years with a firm period of 7 years, allowing for government termination rights after the firm term. Additional requirements include:
- Space must be located on a single contiguous floor.
- If above ground level, at least two elevators must accommodate an ambulance stretcher.
- Bifurcated sites are not permitted; all required parking must be on the same site as the building.
- The building should not be within 400 feet of certain establishments such as marijuana dispensaries or firearm stores.
- The location must have access to amenities and public transportation within specified distances.

Period of Performance
The lease term will commence on or about October 1, 2027, or upon acceptance of the space, whichever is later.
