Background
The Department of Veterans Affairs (VA) is seeking to lease 11,241 ABOA square feet of medical office space along with sixty (60) parking spaces for use as a Community Based Outpatient Clinic (CBOC) in the Georgetown and Mt. Orab, Ohio area. This lease acquisition is specifically set aside for Service-Disabled Veteran Owned Small Businesses. The VA is open to considering both existing buildings and those under construction for multi-tenant use, rather than exclusively build-to-suit options.

Work Details
The leased space must comply with federal, state, and local government requirements regarding fire safety, physical security, accessibility, seismic standards, and sustainability. A fully-serviced lease is required. The offered space must be compatible with the intended use by the VA.

The location should be in a prime commercial office district or a modern office/research/business park with well-maintained streets and sidewalks. Parking facilities must be available within a walkable distance of 2,640 feet from the building's employee entrance. The site must also provide access to various employee services such as restaurants and retail shops within the same distance.

Additionally, there should be public transportation options nearby, including subway or bus rapid transit stops within 2,640 feet of the building entrance. The site should not be near incompatible uses such as liquor establishments or correctional facilities and must be close to amenities like hospitals or emergency services.
