Background
The U.S. Department of Veterans Affairs (VA) is seeking expressions of interest for 12,000 – 66,230 American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) Square Feet of Outpatient Clinic Space in the Oakland, CA area. The purpose of this advertisement is to identify potential sources and suitable locations, and is not intended to pre-qualify or disqualify any potential offers.

Work Details
VA seeks to lease a range of space of approximately 12,000 – 66,230 ABOA Square Feet (SF) of space and 80 – 180 parking spaces for use by VA as an Outpatient Clinic in the delineated area within the Oakland, CA area. VA will consider multiple sites totaling the maximum ABOA amount advertised.
VA will consider a single site which totals the maximum ABOA amount advertised.
VA will consider leased space located in an existing building as well as land for new construction for a build-to-suit lease option.
The Offeror shall submit the total RSF of the building and a cost per RSF.
Lease Term: 5 year fixed with 5 (1) year options.

Period of Performance
The lease term is for up to 10 years (5 years firm), inclusive of all options.

Place of Performance
The contract will be performed in the delineated area within the Oakland, CA area.
