The Department of Veterans Affairs (VA) Readjustment Counseling Service (RCS) is currently seeking to lease a minimum 4,036 ABOA 5,189 (RSF) for use by VA as a Veteran Center leased space in Culver City, California.

Background
The Department of Veterans Affairs (VA) Readjustment Counseling Service (RCS) is seeking to lease a minimum of 4,036 ABOA (5,189 RSF) for use as a Veteran Center in Culver City, California.
The goal of this contract is to provide a fully serviced space that meets the needs of veterans and their families, ensuring they have access to necessary services in a conducive environment.

Work Details
The successful Offeror will be responsible for all Tenant Improvements (TIs) required for occupancy, which must meet the quality standards outlined in the Request for Lease Proposal (RLP) and its attachments.
Key tasks include:
1. Re-carpeting of the leased premises as per the 'Floor Coverings and Perimeters' paragraph in Section 5 of the Lease.
2. All TIs must include administrative costs, general contractor fees, subcontractor’s profit and overhead costs, project management fees, design costs, and other associated project fees necessary to prepare construction documents.
3. The Offeror must prepare all documentation required to receive construction permits. No costs associated with the building shell should be included in TI pricing.
4. Conduct a Design Intent Drawings (DID) workshop with their design and construction team to finalize TIs before award.
5. Provide Level 1 DIDs including cover sheet, demolition plan, construction plan, power/communication plan, furniture plan, and finish plan; Level 2 DIDs may be requested post-award.
6. Provide at least three finish options for interior elements during the DID workshop.
7. Include Building Specific Amortized Capital (BSAC) pricing for security-related improvements at $12 per ABOA SF as part of rental consideration.
