Background

Work Details
The scope of work includes:
1. Removal and disposal (off-site) of the existing TPO roof system and built-up roof system beneath it.
2. Installation of a new 60 mil Thermoplastic Polyolefin (TPO) membrane roof system.
3. Installation of 4" and tapered roof insulation to achieve an average R-48 value and proper drainage.
4. Installation of membrane underlayment as per manufacturer specifications.
5. Installation of new metal panel base flashing and metal counter flashing.
6. Installation of retrofit roof drains with specified features for enhanced drainage.
7. Installation of a metal gravel stop compatible with existing materials.
8. Installation of walkway pads around rooftop units.
9. Installation of fall arrest anchors designed for safety compliance.
10. Installation of an engineered handrail around the roof hatch door in accordance with OSHA standards.
11. Removal and installation of insulated translucent panels and aluminum screw clamps.
12. Provision of as-built record drawings upon project completion.
13. Warranty provisions including a 1-year workmanship warranty and a 20-year manufacturer's warranty for the roofing system.
