Background
The New York District of the US Army Corps of Engineers is seeking to lease 2800 square feet of usable space for a term of five years in or around Queensbury, NY. The purpose of this lease is to establish a location for the US Armed Forces Career Center, which aims to attract potential walk-in candidates for recruiting purposes. The selected site must be situated near a highly traveled and visible highway.

Work Details
The lessor is required to complete alterations as specified in Exhibit 'A' (Floor Plan) and Exhibit 'E' (Construction and Security Specifications). The work includes:

1) Rough plumbing, HVAC, electrical, and similar work as determined by the RECO or their authorized representative.

2) Payment milestones include:
A) 30% payment upon 50% completion of work;
B) 30% payment upon 75% completion evidenced by drywall, electrical, plumbing, HVAC completion;
C) Final 40% payment upon 100% completion and acceptance of the space.

The lessor must ensure that the building meets all applicable egress requirements and safety codes, including installation of fire protection systems as per NFPA standards. The building must maintain a professional appearance and comply with all federal, state, and local laws regarding construction and operation.
