General Services Administration (GSA) seeks to lease the following space:

State: Ohio

City: Multiple Cities in the Brecksville area (See Delineated Area)

Delineated Area:

North: I-480 / Outerbelt S Fwy / OH-43 / Granger Rd / Warner Rd / Miles Ave / Miles Rd

East: I-480 / Wellman Rd / Aurora Hudson Rd / Frost Rd

South: I-80 / Ohio Turnpike

West: 176 / Broadview Rd

Minimum Sq. Ft. (ABOA): 10,500 ABOA SF (see breakout of office / warehouse space in Additional Requirements section below)

Maximum Sq. Ft. (ABOA): 11,185 ABOA SF

Additional Requirements:

  • Space will be comprised of the following:
    • Office: 5,900 6,285 ABOA SF
    • Warehouse: 4,600 4,900 ABOA SF
  • Ground floor space is required.
  • In addition to the square footage requirement above, a 20,000 SF fenced wareyard is required.
  • The warehouse must be able to accommodate a total of three (3) bay 12' x 12' doors.
  • The warehouse must be temperature controlled (heated and cooled)
  • The ceiling height for the warehouse space must be a minimum of 15 feet
  • A secured, fenced manifested dumpster for hazardous waste will be required and is to be located next to the wareyard.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.

Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
