Background
The U.S. Department of Agriculture (USDA) is seeking office space in St. Cloud, FL, to support its mission and operations. The goal of this contract is to secure a suitable building that meets the agency's requirements for functionality and compliance with local codes.

Work Details
The Lessor is responsible for designing, constructing, operating, and maintaining the building in accordance with the lease requirements. Key tasks include:
- Conducting periodic reviews, tests, and inspections to ensure progress aligns with USDA objectives.
- Providing a valid Certificate of Occupancy (C of O) issued by local jurisdiction or an equivalent report from a licensed fire protection engineer if a C of O is unavailable.
- Submitting written progress reports every 10 working days after construction begins, detailing work completed by phase and trade, expected completion dates, and any issues affecting timely completion.
- Furnishing product data sheets for materials used in the leased space upon request.
- Delivering a complete set of Computer Aided Design (CAD) files of as-built floor plans within 10 days after acceptance of the space.
- Ensuring access for USDA representatives during construction for inspections and equipment installation.
- Providing all project management costs associated with tenant improvements including legal fees, insurance, labor costs related to management, and maintaining logs for RFIs and change orders.
