Background
The Social Security Administration (SSA) is issuing this solicitation to acquire operations and maintenance services for the Northeast Program Service Center, located at 155-10 Jamaica Avenue in Jamaica, New York.

The goal of this contract is to ensure the efficient operation and maintenance of the Joseph P. Addabbo Building, which includes an on-site childcare center.

Work Details
The contractor will provide complete operations and maintenance services, including but not limited to:
1. Transition Period (2 months): Allowing the contractor to assume control over the location.
2. Base Year Services (12 months):
- Operation and Maintenance of Building and Mechanical Equipment
- Elevator Maintenance
- Building Management Computer System (BMCS)
- Fire Alarm Services
- HVAC Services
- Security Systems Maintenance
- Uninterruptible Power Supply System Maintenance
- Automatic Mail Distribution System
3. Option Years (each 12 months): Similar services as the base year will be provided for up to four option years, with additional provisions for optional additional supplies/services including materials and labor/subcontracting.
4. Optional Additional Supplies/Services: Maximum amounts specified for materials and labor/subcontracting for each year.

Period of Performance
The period of performance includes a transition period from February 1, 2025, to March 31, 2025, followed by a base year from April 1, 2025, to March 31, 2026. There are options for four additional years extending through March 31, 2030.

Place of Performance
All services will be performed at the Joseph P. Addabbo Building located at 155-10 Jamaica Avenue, Jamaica, New York.
