The Government is seeking to lease warehouse and storage space(s) in support of Department of Navy storage requirements. The Navy is accepting offers to meet the Navy's requirement to lease approximately 112,030 net square feet (NSF) of industrial warehouse space. Best Value/Trade-Off Source Selection procedures will be used to evaluate proposals and make an award selection.

Background
The United States of America, through the Department of the Navy and Naval Facilities Engineering Command Southeast, is seeking to lease warehouse and storage space to support storage requirements for the Joint Reserve Base Naval Air Station Fort Worth, Texas.

The contract aims to fulfill a requirement for approximately 112,030 net square feet of industrial warehouse space that cannot be accommodated onboard Tinker Air Force Base in Oklahoma City, OK.

The evaluation of proposals will utilize Best Value/Trade-Off Source Selection procedures.

Work Details
The contractor will provide warehouse and storage space that meets the following minimum requirements:
1. Space must be in a quality building of sound construction, suitable for efficient layout.
2. Minimum offer size is 10,000 Rentable Square Feet (RSF), with a preference for spaces closer to 112,030 RSF.
3. Space will be used for storing bulky aircraft parts; monitored security systems are required but high-level security is not necessary.
4. Heating for winter and exhaust fans for summer are required; climate control is not mandatory.
5. Office space is not required but existing office setups may be considered.
6. Electric service must provide 3 Phase, 220 Volt power for forklift charging.
7. If within a multi-tenant building, the space must be separately partitioned with fire protection compliant with codes by the Lessor before occupancy.
8. At least one loading door on-grade (minimum 12' wide by 16' high) is required along with concrete or asphalt approaches and sufficient parking/turning area for trucks.

Period of Performance
The lease is anticipated to commence no later than June 1, 2026, with an initial term of one year followed by four consecutive one-year renewal options.
