Background
The New York District of the US Army Corps of Engineers is seeking to lease approximately 2,460 gross square feet (GSF) of usable space for the relocation of the US Armed Forces Career Center in Clifton Park, NY.

The goal of this contract is to secure a location that is highly visible and accessible to potential walk-in candidates for recruiting purposes. The lessor must be registered and provide a space that includes a secondary egress and ample parking.

Work Details
The lessor will be responsible for various tasks including rough plumbing, HVAC, electrical work, and other similar services as determined by the Real Estate Contracting Officer (RECO) or their authorized representative.

Payments will be structured as follows:
- 30% upon initial progress
- 75% completion evidenced by drywall, electrical, plumbing, HVAC installations, and receipt of materials
- Final 40% upon 100% completion and acceptance of the space.

The lessor must also ensure compliance with all applicable laws and maintain the property in good repair throughout the lease term.
