RFP - Corrective Repair and Preventative Maintenance Overhead Door Services

Background
Fermi National Accelerator Laboratory (Fermilab) is a U.S. Department of Energy (DOE) national laboratory dedicated to high-energy particle physics research, located near Batavia, Illinois. The laboratory spans approximately 6,800 acres and is operated by Fermi Forward Discovery Group, LLC (FermiForward), which includes partnerships with the University of Chicago and Universities Research Association, Inc.

The goal of this contract is to provide corrective repairs and preventative maintenance for various types of doors and dock levelers at the Fermilab campus.

Work Details
The subcontractor is responsible for providing all labor, materials, and equipment necessary for emergency corrective repairs and comprehensive preventive maintenance services for the following assets: overhead doors, revolving doors, automatic pedestrian doors, fire doors, and dock levelers. Specific tasks include:
- Conducting emergency repairs as notified by FermiForward within four hours.
- Performing routine preventative maintenance including visual inspections, lubrication of components, mechanical adjustments, and function tests.
- Documenting evaluations for potential repair vs. replacement situations and obtaining written approval from FermiForward before proceeding with repairs.
- Maintaining a warranty program via Computerized Maintenance Management System (CMMS) & Digital Documentation.
- Following industry best practices and manufacturer specifications during all repair and maintenance activities.

Period of Performance
The period of performance includes a base period from January 1, 2026 to December 31, 2026, with four option periods extending through December 31, 2030.

Place of Performance
All services will be performed at the Fermi National Accelerator Laboratory located in Batavia, Illinois.
