Background
The Department of the Navy, through the Naval Facilities Engineering Systems Command, Southwest (NAVFAC SW), is seeking to execute a commercial outlease for approximately 10.73 acres of non-contiguous land at Naval Base Ventura County, Port Hueneme, California.

The goal of this contract is to allow private entities to utilize the land for specific purposes that align with the Navy's operational needs while ensuring limited public access and minimal traffic.

Work Details
The outleasing will involve four parcels designated as 10E (5.24 acres), 16 (2.95 acres), 17 (0.85 acres), and 18 (1.69 acres).

The use of these parcels is restricted to roll on/roll off stock activities, including:
- Storing, processing, preparing, and shipping of motor vehicles;
- Temporary storage of automobile parts and accessories;
- Other related uses that require limited public access and maximum mobility.

Proposers may submit bids for any combination of the parcels or all parcels collectively. The Government reserves the right to reject proposed combinations that do not serve its interests effectively. Lessees will be responsible for utilities and services associated with the leased premises, including gas, water, sewer, telephone, trash removal, enhanced security, and janitorial services. Any alterations or constructions on the leased land require prior written consent from the Government.

Period of Performance
The lease term shall not exceed 20 years.
