Background
The Department of Energy (DOE) is seeking proposals for office space in Oak Ridge, TN, to support its mission. The goal of this contract is to secure a lease for office space that meets specific requirements for the agency's operational needs.

Work Details
The DOE requires approximately 38,987 ABOA square feet and 45,225 RSF square feet of office space. The space must include:

- 47 offices not exceeding 150 usable square feet each;
- space for 144 cubicles not exceeding 100 usable square feet each;
- office support areas.

The offeror should ideally provide a Server Room with associated equipment such as an Uninterruptible Power Supply. The lease will require a total of 210 parking spaces. The offered space must comply with government standards for fire safety, accessibility, seismic considerations, and sustainability. It should not be located in the 1-percent-annual chance floodplain. A fully serviced lease is required.

Period of Performance
The full term of the lease is set for 10 years, with a firm term of 5 years and an option for one additional five-year term.
