Description

This announcement constitutes the only solicitation; proposals are being requested and a written solicitation will not be issued. **PLEASE SEE ADDITIONAL DOCUMENTS FOR MORE DETAILS ON THE REQUEST FOR LEASE PROPOSALS**

A. The Government is seeking a minimum of 2,200 (rentable) to a maximum of 2,500 (rentable) of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) square feet (SF) of warehouse space with an office within the Area of Consideration set forth below.

B. The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition and acceptable to the LCO. If not a new Building, the Space Offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.

C. The Government requires a minimum of 7 secured surface/outside parking spaces, reserved for the exclusive use of the Government in a configuration conducive to maneuvering vehicles (trucks) in and out of the secured parking structure. In addition to the secured parking, a minimum of 10 surface/outside parking spaces must be available for the personal vehicles of Government employees and visiting guests.

D. The lease term is five years with a ONE YEAR firm term followed by four option years (full-service lease pricing to include utilities), ** CLARIFICATION: The Government will entertain lease terms other than full-service.

E. Lease Documentation will follow the USACE 10 2661 Format. Lessor must maintain an active SAM.gov account throughout the life of the lease and must provide all necessary documentation requested by the Government as needed for the completion/execution of the lease.

F. The building, leased space, and areas serving the leased space shall be accessible to persons with disabilities in accordance with the Architectural Barriers Act Accessibility Standard {ABMS), Appendices C and D to 36 CFR 1191 (ABA Chapters 1 and 2, and Chapters 3 through 10). To the extend the standard referenced in the preceding sentence conflicts with local accessibility requirements the more stringent shall apply.

G. Occupancy is required in accordance with the schedule outlined in the Schedule for Completion of Space paragraph under the Lease. AREA OF CONSIDERATION: The Government request space located within the Freeport/Lake Jackson area (or surrounding areas). Responses due 03/04/2025.

Background
