Preventive Maintenance Services for Boilers, Frankfurt   2

Background
The American Consulate in Frankfurt, Germany, is seeking preventive maintenance services for its building's combination fired boilers. The goal of this contract is to ensure that all systems serviced under this agreement remain in good operational condition when activated. This contract will be issued by the Regional Procurement Support Office (RPSO) Frankfurt and aims to maintain the efficiency and safety of the boiler systems at the consulate.

Work Details
The contractor will provide all necessary labor, tools, materials, and supervision to perform preventive maintenance on the facility's boilers. Specific tasks include:

- Quarterly checks of boiler water treatment test results;
- Switchover from gas to oil operation;
- Lubrication of motors and equipment bearings;
- Testing of fan and air pressure interlocks;
- Inspection and cleaning of the horizontal flue;
- Combustion analysis;
- Checking safety shutoff valves for leakage;
- Inspecting the boiler relief valve and discharge pipe;
- Checking condensate drain systems for blockages;
- Analyzing feed water for proper chemical dosages.

The contractor must also maintain a supply of expendable parts on site for normal maintenance. All work must adhere to safety procedures, including lockout/tagout steps, and any discrepancies found during maintenance must be reported with a detailed report and price quote for repairs if necessary.
