Background
The United States Army Garrison Hawaii (USAG-HI) requires a Comprehensive Preventive Maintenance (PM) and Repair Program. PMR consists of performing inspection, cleaning, lubrication, adjustment, calibration, minor part replacements and its component equipment and other systems located at all Army Installation facilities listed in TE 1 through TE 6 on the island of Oahu. The intent is to establish work requirements that are performance-based and results-oriented. The Contractor shall determine the best and most cost effective ways to fulfill PMR services of HVAC systems and their component needs, emphasizing innovation and commercial best practices.

Work Details
The contract requires preventive maintenance and repair services for chillers, chemical/non-chemical condenser water treatment, cooling towers, and heat pump systems on Oahu, Hawaii. The work includes emergency repair, routine repair, monthly preventive maintenance, annual preventive maintenance, semi-annual preventive maintenance, and projected maintenance schedule for various equipment such as chiller systems, heat pumps, air handlers, condensers, water pumps, variable frequency drives (VFDs), strainers/valves/sensors piping, cooling towers, ventilation systems, fan coil units, HVAC controls, lift stations, electrical fixtures, auxiliary generators, grounding point checks, security systems, elevator maintenance, fire alarm/suppression systems and barracks buildings.

Place of Performance
The work will be performed at various locations throughout the island of Oahu.
