The Department of Veterans Affairs (VA) is seeking to lease space in the Olympia, WA area for a Community Based Outpatient Clinic (CBOC). This advertisement is a Pre-Solicitation notice of a potential opportunity. The purpose of this advertisement is to identify potential sources and suitable locations, and is not intended to pre-qualify or disqualify any potential offers.

Work Details
The VA seeks a space with a minimum of 18,500 ABOA (Assignable Square Feet) and a maximum of 19,000 ABOA, with additional requirements such as meeting seismic requirements for buildings in high seismic activity areas, first floor entrance and occupancy preferred, zoning for VA's intended use, full-service lease including janitorial service and utilities, not being in the FEMA 1-percent annual chance flood plain, not being a sublease, being located on a public bus transportation route and located no further than 2,640 feet from a public bus transportation stop. The VA prefers properties with sidewalks and parking lots that are level with the main building entrance for patient access. The offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. VA will first consider leased space located in an existing building then new builds. If no existing buildings or new builds meet the VA’s requirements, the VA will then consider build to suits.

Period of Performance
Occupancy is estimated to be in Spring 2025.

The contract will be performed in Olympia, Washington within the delineated area specified in the solicitation.
