Perform Limited Operation & Maintenance (O&M) with Repair and Minor Construction in Support of the Defense Health Agency (DHA) Program at Madigan Army Medical Center (MAMC) at Joint Base Lewis – McChord, Washington   2

Background
The solicitation is a Sources Sought Notice / Market Research for information on capability and availability of potential contractors interested in proposing on Firm-Fixed-Price Contract to provide limited operations and maintenance with repair and minor construction in support of the Defense Health Agency (DHA) program at Madigan Army Medical Center (MAMC) at Joint Base Lewis – McChord, Washington. The requirement is for maintenance for approximately 2 million square footage, which includes buildings and parking garages. The intent of the contract is to provide all personnel, services, materials, equipment (except those materials and equipment that are Government-furnished), and transportation required to perform Operation and Maintenance (O&M) services for MAMC. It is emphasized that this is a Market Research and Sources Sought Notice only, and no award will result from this notice. There is no solicitation available at this time.

Work Details
The Performance Work Statement includes sustainment O&M services such as fire suppression/protection systems, HVAC systems and controls, electrical systems and circuits, building exterior, interior finishes, and The Joint Commission (TJC) compliance review. Additionally, the contractor shall operate and maintain Non-Sustainment systems including fire extinguishers, kitchen hood cleaning, and uninterruptable power supply maintenance. The contractor shall also submit various reports as required by the Facility Manager. The contractor shall establish as-builts in DMLSS-Draw base as this will be used along with AutoCAD for local use to keep all red lines up to date and provide drawings upon request.
The work environment for contractors may impact patient health and safety, necessitating measures such as increased liability insurance, special immunizations for workers in certain facilities or areas of facilities, additional worker training in the use of specialized personal protective equipment.

Period of Performance
The anticipated period of performance is a base and four one-year options.
