Description

This serves as notice that the United States Government has accepted an offer to lease 20,915 rentable square feet of space yielding a minimum of 18,405 ANSI/BOMA office area square feet and 6 surface parking spaces using Other than Full and Open Competition practices for a new lease for the Internal Revenue Service (IRS). The lease has been awarded to the i.park Norwalk II LLC in Norwalk, CT.

Commencing 01/17/2022 through 01/16/2032, the U.S. Government shall pay the Lessor annual rent of $737,044.60 for a fully serviced lease at the rate of $61,420.38 per month. Said rent shall consist of a shell rental in the amount of $560,522.00 annually and an operating rent of $176,522.60. The lease terms are set at 10 years/5 years firm. GSA may terminate this lease after 01/17/2027 with 90 days written notice to the Lessor.
