The Quarters 6 rehabilitation project is the construction of the historic Marine Barracks, Washington Quarters 6 at 8th and I Streets in Washington D.C. Quarters 6 is the residence of the Commandant of the U.S. Marine Corps (15,984 GSF). The Quarters 6 rehabilitation project seeks to restore the historic fabric and renovate the building systems to improve ongoing functionality of the building. This includes structural and architectural repairs and preservation of historic materials to include general repainting, wood refinishing, and repair of damage caused by humidity and water infiltration. Roof replacement and repairs are also included along with replacement of exterior windows and doors. Replacement of the fire sprinkler system, fire alarm system, mechanical system, and electrical distribution system is also included. Telecom and IT systems will be upgraded as well. The sitework includes site preparation, site improvements, and storm drainage improvements. Temporary heating and cooling is provided during construction to control humidity and protect historic finishes.

Background
The contract is issued by NAVFAC for the Quarters 6 rehabilitation project at Marine Barracks, Washington, D.C. The goal of the contract is to construct a multi-rise, mixed-use facility that will provide Unaccompanied Enlisted Housing (UH), a dining hall, fitness center, armory, and non-commissioned officer (NCO) club. The work involves the construction of a multi-rise, mixed-use steel frame, brick-clad infill facility that includes:

- 125 rooms with semi-private baths in a stand 2 +0 configuration;

- A fitness center with group exercise rooms and weight rooms; and
- Administrative spaces.
