Background
The U.S. Department of Commerce, National Institute of Standards and Technology (NIST) is seeking mechanical construction products and services for its facilities located on the Gaithersburg, Maryland campus.

The NIST Office of Facilities and Property Management (OFPM) is responsible for managing and operating NIST facilities, ensuring cost-effective services and infrastructure programs essential for NIST's operations.

The contract aims to provide necessary repairs, renovations, and alterations to various facilities and utilities within the campus, which includes over 50 buildings with specialized environmental and utility systems.

Work Details
The contractor shall provide supervision, management, personnel, materials, and equipment to perform a variety of mechanical construction tasks including:

- Demolition
- Repair
- Replacement
- Modification or addition to hydronic, plumbing, refrigeration, steam/condensate piping systems
- Air-conditioning/distribution systems
- Control systems
- Utility metering/monitoring systems
- Fire sprinkler systems
- Laboratory safety equipment
- Maintenance activities for HVAC and plumbing equipment
- Electrical communication systems
- Site and building structures
- Hazardous material abatement
- Permit applications to regulatory agencies.

Work will generally occur in occupied areas requiring careful phasing to limit disturbances. Specific tasks may include the installation of an Exhaust Scrubber System (ESS), which involves removing the existing ESS while ensuring minimal disruption to ongoing operations.

Period of Performance
The contract period of performance is three years from October 1, 2025 to September 30, 2028. Each task order will have its own specific period of performance.
