M2M B19 FIRST FLOOR RENOVATION   3

Background
The U.S. Geological Survey (USGS) intends to renovate the first floor and a portion of the basement of building 19 at NASA Ames Research Park, Moffett Field, CA as part of USGS’ broader Menlo-to-Moffett relocation effort. The first floor is approximately 55,000 gross square feet (GSF) and has an intended use as office space. The second floor was abated and renovated in 2018/2019 at approximately 45,000 GSF and sets the overall basis and theme for design of the first floor. Program elements will be very similar, but the first floor will include additional elements beyond standard office space such as media rooms and larger conference facilities. Asbestos and lead paint abatement will be required, and the property is historically significant.

Work Details
The Construction Manager as General Contractor’s (CMGC’s) tasks are divided into two distinct phases: design phase services and construction phase work. The construction work will be governed by the specifications and drawings prepared by the A/E. This SOW outlines the additional services the CMGC must perform.

This contract will be structured such that there is a firm-fixed price contract line item for design phase services, and an optional not-to-exceed contract line item for construction phase work. The CMGC must review and become familiar with the scope of services included in the A/E’s contract, especially the various standards, guidelines, policies, and documents the A/E is required to follow in developing the design and construction documents.
