The US Government currently occupies office and related space in a building under lease in Springfield, MO that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Work Details
The Lessor is responsible for various tasks including:
- Performing work related to plumbing, HVAC, electrical systems, and similar tasks as determined by the Real Estate Contracting Officer (RECO) or their authorized representative.
- Completing alterations with a payment structure based on milestones: 30% upon 50% completion of work; another 30% upon 75% completion; and the final 40% upon 100% completion and acceptance of the space.
- Maintaining the property in good repair and tenantable condition, ensuring compliance with OSHA standards and applicable laws.
- Providing a detailed construction schedule within specified days after issuance of Notice to Proceed (NTP) and conducting initial construction meetings with all relevant parties present.
- Submitting as-built drawings within sixty days after acceptance of the space.
