Description

The US Government currently occupies office and related space in a building under lease in St. Louis, MO that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Work Details
The Lessor is responsible for various construction and renovation tasks, including:
- Demolition of existing structures to accommodate new layouts.
- Installation of drywall, electrical systems, plumbing, HVAC systems, and other necessary improvements.
- Compliance with safety standards such as the National Fire Protection Association codes and the International Building Code for egress requirements.
- Maintenance of the property in good repair and tenantable condition throughout the lease term.
- Provision of a Certificate of Occupancy (C of O) from local jurisdiction or an equivalent report from a licensed fire protection engineer.
- Submission of as-built drawings within 60 days after acceptance of the space.
