Background
The US Government is seeking to lease approximately 4,135 square feet of office and related space in St. Louis, MO, as the current lease is expiring.

Work Details
The Lessor is responsible for various construction and renovation tasks, including:
- Demolition of existing structures to accommodate new layouts.
- Installation of drywall, electrical systems, plumbing, HVAC systems, and other necessary improvements.
- Compliance with safety standards such as the National Fire Protection Association codes and the International Building Code for egress requirements.
- Maintenance of the property in good repair and tenantable condition throughout the lease term.
- Provision of a Certificate of Occupancy (C of O) from local jurisdiction or an equivalent report from a licensed fire protection engineer.
- Submission of as-built drawings within 60 days after acceptance of the space.

Period of Performance
The contract will be performed over a period that aligns with the lease term following acceptance of the space and completion of required renovations.
