Description

The US Government currently occupies office and related space in a building under lease in Kansas City, MO that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Background
The U.S. Army Corps of Engineers (USACE) is seeking to lease approximately 4,500 gross square feet of office and related space in Kansas City, Missouri, as the current lease is expiring. The agency aims to determine if alternate space is economically advantageous while considering costs associated with relocating, including physical move costs and downtime.

Work Details
The contract involves providing a fully serviced lease for up to five years with termination rights. Key requirements include:
1) 24-hour unrestricted access to the leased space;
2) Availability of all necessary communications infrastructure (DSL, T1, or satellite);
3) Direct access to secondary exterior exit doors;
4) 24-hour lighted parking for 50 government vehicles and adequate parking for privately owned vehicles within a four-block radius.

The delineated area for the space includes boundaries defined by major highways. The lease will be a turnkey arrangement covering all operating costs, real estate taxes, and insurance. The Lessor must design and build alterations as specified in the RLP documents, which include construction and security specifications.

Period of Performance
The lease term is anticipated to be up to five years from the commencement date, which will be established upon acceptance of the premises.
