Description

The Government seeks to lease approximately 14,098 SF of space to be used by Defense Health Agency (DHA) as administrative space. DHA currently occupies 14,098 SF of office and related space in a building under an expiring lease in Lacey, WA. DHA is considering alternative space if economically advantageous. In making this determination, the DHA will consider, among other things, the availability of alternative space that potentially can satisfy the DHA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.

The Government is seeking to enter into a lease agreement for one (1) year initial lease term with four (4) options to renew the lease annually and with termination rights for approximately fourteen thousand ninety-eight (14,098) gross square feet of office space within the Delineated Area set forth below in Lacey, Washington or Tacoma, Washington.

In making this determination, the government will consider, among other things, the availability of alternate space that potentially can satisfy the government's requirements, as stated in the attached Request for Proposal. The U.S. Government is self-insured, and a security deposit is not applicable.

Offeror must be willing to provide a fully serviced space to include real estate taxes, insurance, common area maintenance, snow removal, janitorial, utilities, and approved trash collection.

Offered space must meet Government requirements per the terms of the Government Lease. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement.

The location sought is within a defined delineated area in Lacey, Washington, OR Tacoma, Washington more specifically in an area bounded as follows:

LACEY:

North: 48th Ave NE

South: 55th Ave SE

East: Dutterow Rd SE

West: Sleater Kinney Rd NE

TACOMA

North: N 51ST/ Ruston Way

South: 96th Street East

East: Waller Rd SE

West: Orchard Street

After receipt of initial offers, the named Realty Specialist or other authorized representative will conduct negotiations on behalf of the Government. Oral or written negotiations will be conducted with Offerors that are within the competitive range. The competitive range, which will be established by the Realty Specialist, will be based on lease costs and other award factors stated in this solicitation. All Offerors will be included that have a reasonable chance of being selected for award. Negotiations are considered closed at the due date and time of best and final offers.

Notice to Offeror(s):

SAM REGISTRATION REQUIRED: All offerors are required to be registered on the System for Award Management at sam.gov in federal solicitations at the time of award, and have completed their online Representations and Certifications.

SUBJECT TO RECEIPT OF FUNDING: Funds are not presently available for this effort. No award will be made under this solicitation until funds are available. The Government reserves the right to cancel this solicitation, either before or after the closing date for receipt of proposals. In the event the Government cancels this solicitation, the Government has no obligation to reimburse offeror(s) for any cost.
