The goal of this contract is to modernize and upgrade the facilities to support ongoing operations while ensuring minimal disruption during construction. Building 3, which encompasses approximately 8,000 gross square feet (GSF), consists of two wings: one designated for administrative offices and the other for laboratory functions.

Work Details
The renovation project includes multiple tasks aimed at upgrading the building's infrastructure and systems while maintaining laboratory operations throughout the construction period. Key details include:
1. **Phased Construction**: The renovations must be executed in phases to allow continuous laboratory operations, with significant disruptions limited to one week at a time and scheduled in advance.
2. **Renovation Areas**: The building is divided into five areas (A to E) for systematic renovation, with a requirement for a detailed work plan documenting the sequence of renovations.
3. **Site & Exterior Upgrades**: Additional exterior improvements will include new scuppers, roof flashing, sealed penetrations, new windows for the Lab Wing, and replacement of the main gate operator.
