Work Details
The DVA seeks to lease approximately 2,844 rentable square feet (2,107 ABOA square feet) of space along with twenty parking spaces for use as a Community-Based Outpatient Clinic (CBOC). The offered space must meet specific requirements including:
- Must be contiguous and built to DVA specifications.
- Must be zoned for DVA’s intended use.
- Must be a full-service lease including janitorial services and utilities.
- Must not be located in the FEMA 100-year flood plain.
- Must not be a sublease.
- Must include at least 20 parking spaces, including ADA-compliant spaces.
- Should be accessible via public transportation within one walkable mile from a bus stop.
- The building must comply with seismic requirements for high seismic activity areas as defined by relevant standards.
- The facility must meet Federal and Local Government requirements for fire safety, physical security, accessibility, and sustainability standards.

Period of Performance
The estimated occupancy date is August 2025, with a lease term consisting of a firm period of 5 years followed by an optional soft term of 15 years.
