Medical Dental House Air and Med Vacuum Service

Background
The New Jersey Healthcare System at Lyons and East Orange campuses requires preventive maintenance on their medical gas systems. The goal of this contract is to establish a full-service and preventative maintenance program for both campuses, ensuring compliance with relevant healthcare codes and directives.

Work Details
The contractor must provide all labor, materials, and equipment necessary for a full preventive maintenance program, which includes:

- Quarterly inspection and testing of medical gas systems;
- Evaluation of existing medical/dental compressed air and medical vacuum systems;
- Compliance checks with NFPA 99 – Healthcare Facilities Code;
- Minor repairs on-site;
- Provision of quotes for more complex repairs;
- Servicing of all systems quarterly;
- Replacement of parts per manufacturers' recommended intervals;
- Submission of service reports to the COR detailing maintenance checks completed and deficiencies found.

The contractor's employees must hold ASSE 6040 certification for maintenance and ASSE 6030 certification for inspection and testing. The contractor will also provide two inspection reports following evaluations, including test parameters such as terminal performance, valve testing, cross connections, alarm testing, leak detection, equipment evaluation, contaminant testing, particulate testing, and dewpoint testing.

Period of Performance
The period of performance is one year from the date of award with provisions for four option years. Services will be performed quarterly in July, October, January, and April during weekdays from 8:00 AM to 4:30 PM.
