Background
The Ephrata Field Office Building is a four-story office building with 29 water source heat pumps, 1 split unit (Mr. Slim), coolant loop, with fluid cooler tower. The HVAC system detailed information is provided in the performance work statement.

Work Details
The contractor is required to provide all equipment, materials, and personnel to perform quarterly and annual inspection and maintenance services on the Ephrata Field Office HVAC system. This includes tasks such as heat pump filter replacement, fresh air inlet filter replacement, inspection of drive belts and power couplers, greasing fittings and lubrication, visual inspection and service of the entire HVAC system, cleaning and servicing of the fluid cooler tower, and providing a detailed report of inspection findings within 5 business days of work completion.
Additionally, annual tasks include filters and strainer cleanout, measuring specific gravity of glycol loop annually, checking refrigerant charge in heat pumps, inspecting and servicing the boiler and cooling tower, inspecting bleeder valves and condensation pumps, checking air pressure in the boiler room, electrical inspection for the system, servicing the split unit in the computer server room (Mr. Slim), and providing a detailed report of inspection findings within 5 business days of work completion.
