HVAC Maintenance for Dallas/Herzog/Grand Prairie   3

Background
The Department of Veterans Affairs is issuing this contract for HVAC maintenance services at the Dallas VA Medical Center, Herzog Veteran Resource Center, and Grand Prairie Outpatient Clinic. The goal of the contract is to ensure that HVAC systems are maintained in a safe and efficient manner, complying with standards set forth by the American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ASHRAE) and the Texas Commission on Environmental Quality (TCEQ).

Work Details
The contractor will be responsible for filter replacement, inspecting, preventative maintenance, corrective repair, emergency repair, and service calls. Specific tasks include:
- Conducting testing and inspections during normal business hours (7:30 AM - 4:30 PM, Monday - Friday).
- Responding to emergency service calls within one hour by phone and two hours onsite, available 24/7.
- Restoring equipment to full service within 48 hours of arrival at the job site.
- Providing qualified technicians with a minimum of four years' experience and necessary certifications (EPA Section 608 Certification, NATE Certification, HVAC License).
- Assigning a full-time project coordinator from the prime contractor to oversee all onsite management and coordination of services.

Period of Performance
Base year plus four option years starting from June 1, 2026.
