Background
The contract is issued by the Directorate of Contracting at Kunsan Air Base, Republic of Korea. The primary mission of this contract is to provide comprehensive HVAC maintenance and repair services to ensure the operational efficiency of heating and cooling systems at the base. The goal is to maintain HVAC equipment in compliance with safety and technical regulations, ensuring that all systems are fully operational at all times.

Work Details
The contractor shall provide preventive maintenance, condition assessment, diagnosis, and repair services for HVAC equipment including Air Cooled Chillers, Natural Gas and Oil fired Heating Boilers, Air Handling Units, Circulation Pumps, Split Systems, Computer Room Air Conditioning Units, Packaged and Rooftop units, and Geothermal Heat Pumps.

Preventive maintenance tasks include inspections, testing, routine service, maintenance (including replacing periodically replaced parts), and ensuring compliance with applicable safety regulations. The contractor must also coordinate with other contractors or trades at Kunsan AB. Specific tasks include:
- conducting visual inspections and assessments of all equipment listed in Appendices A & B;
- developing a comprehensive Preventive Maintenance Task List (PMTL);
- submitting initial inventory reports within 50 days of contract start;
- performing annual updates on inventory and condition ratings;
- ensuring all scheduled work is executed within specified service months;
- maintaining records of inspections and repairs.

Period of Performance
The period of performance consists of one base year which includes a two-month phase-in/initial survey period followed by ten months of full performance service. There are also four optional 12-month extension periods available.

Place of Performance
All work will be performed at Kunsan Air Base (AB), Republic of Korea.
