Government Seeking On Airport Office Space

Background
The government is seeking to lease office space at the City of Brainerd Airport in Minnesota. The goal of this contract is to secure a suitable office environment that meets specific requirements for space and services, ensuring it is located on airport property.

Work Details
The leased office space must be a minimum and maximum of 507 square feet (ABOA) and include three surface parking spaces. The space must be contiguous, and all services, supplies, utilities, partitioning, and tenant alterations are to be included as part of the rental consideration. The offered space shall not be located in the 1 percent annual chance floodplain.

Additionally, the Lessor is required to maintain the premises in a clean condition and provide necessary supplies and equipment throughout the lease term. Janitorial services include:
- Daily emptying of trash receptacles
- Cleaning restrooms
- Sweeping entrances
- Weekly damp mopping of resilient floors
- Monthly thorough dusting of furniture
- Bi-monthly cleaning of restroom wastepaper receptacles
- Semi-annual washing of windows
- Annual shampooing of carpets in corridors and lobbies
- Pest control as needed.

Period of Performance
The full term of the lease is 120 months with a firm term of 60 months.
