General Services Administration (GSA) seeks to lease the following space:

From the intersection of I-280 and San Tomas Expressway, north along San Tomas Expressway and continuing east along Montague Expressway to I-880, south along I-880 and continuing south along Highway 101 to I-280, west along I-280 to the point of beginning at the intersection of I-280 and San Tomas Expressway.

Additional Requirements:

  1. Contiguous above ground floor space. Exception only for approximately 8,700 ABOA space to be located elsewhere if no contiguous space available.
  2. Minimum 24'-0 O.C. (on center). between structural elements (columns, core, curtain wall).
  3. Minimum of 24 visitor parking within one block of the office location.

Offered space must meet Government requirements contained in both Prospectus PCA-01-SJ20 and in the RLP/Lease to be issued, including but not limited to requirements for fire-safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.

Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). Expressions of interest must include the following information:

1. Building name, address, and age;

2. Location of space in the building and date of availability;

3. Rentable square feet (RSF) offered and rate per RSF;

4. ANSI/BOMA office area/usable square feet (ABOA SF) and rental rate per ABOA SF, full service, meeting GSA's standard building shell requirements and inclusive of the following:

a) Tenant Improvement Allowance (TIA) of $XX/ABOA SF

b) Building Specific Amortized Capital (BSAC) Allowance of $XX/ABOA SF

5. Name, address, telephone number, and email address of authorized contact;

6. Scaled floor plans (as-built) identifying offered space,

7. Information on project and building ownership. Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action.
