Full Elevator Maintenance, Repair, and Replacement Services

Background
The General Services Administration (GSA) is issuing this solicitation for full elevator maintenance, repair, and replacement services at the Phillip Burton Federal Building and U.S. Courthouse located at 450 Golden Gate Avenue, San Francisco, CA 94102.

The goal of this contract is to ensure the effective performance of elevator systems within the facility, which includes providing all necessary management, supervision, labor, materials, supplies, and equipment.

Work Details
The contractor shall provide comprehensive elevator maintenance services including:
- Preventative maintenance to ensure all elevators are operational at all times except for scheduled downtime.
- Repairs and replacements of elevator components as needed.
- Regular inspections and testing in compliance with ASME A17.1 Safety Code requirements.
- Maintenance of door seals, lighting fixtures in elevator spaces, and ensuring acceptable ride quality through periodic evaluations of guide rails.
- Emergency call-back service available 24/7 to respond to urgent issues such as entrapments or equipment failures.
- Management of service calls with a response time of two hours for non-emergency issues and immediate action for emergencies.
- Coordination with GSA representatives for any major repairs or removal of elevators from service.
