Fire Protection Systems Inspection, Testing, Maintenance, Repair & Impairment Coordinator (FPS-ITMR & IC) Services

Background
The Department of Commerce campus, located at 325 Broadway in Boulder, Colorado, is a research and development facility managed by the Office of Facilities and Property Management (OFPM) of the National Institute of Standards and Technology (NIST).

This contract aims to ensure the inspection, testing, maintenance, and repair of fire protection systems within the facility. The requirements outlined in this document are intended to describe the minimum government standards for these services.

Work Details
The contractor will provide comprehensive services for fire protection systems including:

1. Monthly inspections (CLIN X001AA)
2. Quarterly inspections (CLIN X001AB)
3. Semi-Annual inspections (CLIN X001AC)
4. Annual inspections (CLIN X001AD) as per NFPA codes.

Specific tasks include:
1. Fire Alarm Systems: Inspection, testing, and maintenance according to NFPA 72.
2. Water-Based Fire Protection Systems: Compliance with NFPA 25 standards for inspection and maintenance.
3. Automatic Gas Fire Suppression Systems: Regular checks as per manufacturer guidelines.
4. General/Emergency Repairs: Authorized repair services not exceeding $45,000 without prior approval from the Contracting Officer (CO).
5. Impairment Coordinator Services: Coordination of tasks related to system impairments as detailed in the Statement of Work.

Period of Performance
The contract period spans from July 1, 2026, to June 30, 2027, with four one-year options available for extension.

Place of Performance
Services will be performed at the NIST Boulder campus in Boulder, Colorado and at the Fort Collins Radio Station in Fort Collins, Colorado.
