Background
The U.S. Consulate General in Milan, Italy, is seeking a contractor to provide facility maintenance services. The goal of this contract is to ensure the proper upkeep and functionality of U.S. Government properties in the Milan area. This solicitation may result in a firm-fixed-price Indefinite-Delivery Indefinite-Quantity (IDIQ) contract, which allows for task orders to be placed as needed.

Work Details
The contractor will perform both scheduled and unscheduled maintenance services, including:
- General monitoring, inspection, and testing of building systems such as HVAC, electrical, and plumbing.
- Routine maintenance and repair services as per detailed requirements in the provided exhibits.
- Emergency services requiring immediate attention with a response time of within four hours.
- The contractor's personnel must be available for communication at all times via phone and email and attend meetings at the Consulate every other month.
- An Executive Plan outlining how maintenance services will be executed must be submitted within 30 days of contract award.
- Scheduled maintenance includes specific frequencies for various technicians: Electricians (two days per week), Plumbers (one day per week), HVAC Technicians (one day per week), Carpenters (one day per month), and Mason/Painters (one day every two months).
- The contractor is responsible for purchasing any replacement parts or equipment required to perform these duties.

Period of Performance
The contract will have a base period starting from July 1, 2025, with four one-year option periods available.

Place of Performance
The services will be performed at the U.S. Consulate General in Milan, Italy, and associated residences located throughout the Milan area.
