Description

To obtain the best quality facility maintenance services at flexible pricing, provide NIH building occupants optional levels of cleanliness, function, safety and allow for increases/ decreases in the square footage and services to be provided under the contract based on budgetary resources.

The main campus is located in Bethesda, Maryland, with additional sites such as Poolesville, Maryland. This contract aims to secure high-quality facility maintenance services at flexible pricing to accommodate varying levels of cleanliness and service needs based on budgetary resources.

Work Details
The contractor will provide all necessary labor, equipment, tools, supplies, consumables, supervision, management, and other resources for custodial and light maintenance services across five categorized room groups: Public (corridors, elevators), Staff (offices, classrooms), Health (cafeterias, restrooms), Support (storage areas), and Exterior (patios).

Specific tasks include routine cleaning (trash collection, dusting), project cleaning (scheduled deep cleaning), support services (high-use area maintenance), pre-occupancy cleaning of staff areas, miscellaneous service tasks for emergencies or special requests, and additional project services upon request. Performance will be evaluated against the NIH 3x5 Matrix which categorizes cleanliness into three performance levels: Very Good (90-99%), Good (80-89%), and Fair (70-79%). The contractor must ensure compliance with these standards through regular inspections and quality assurance measures.

Place of Performance
The primary locations for contract performance are the NIH main campus in Bethesda, Maryland and the Poolesville site in Maryland.
